1. Do I need to pay a fee with my application?
- We do not charge a fee to submit an application. However if we tell you that you are the one that we have selected to move into the home, you then are required to pay $15 per person or $25 per married couple at the time of signing a rental agreement.

2. Do you have a list of available properties for rent and do you charge for that list?
- The only "list" of available properties we have are the ones listed on our website, but if we had a list, we would not charge for it.
A Word of Caution - Please be careful when you hand your money to one of these so-called "rental agencies" to obtain a "list of available homes". They take up to $200 of your money and you will get absolutely nothing for it. After 26 years of hearing bad stories, you have been warned.

3. Do you accept Section 8 Housing vouchers?
- Per the general consesus of our clients/owners we decided NOT to participate in the HUD Section 8 housing program

4. What are the qualifications to rent a home?
- The laws in the State of California forbid us to discuss our qualifications and your financial or credit status without a signed application. However one of our basic qualifications is that your gross combined income must be at least 3 times the rent and with no heavy debt.

5. Are pets allowed?
- We do our best to allow pets, ( we are dog lovers ourselves). But this policy is on a per house basis. There is an additional $50-100 pet deposit required if permitted. Due to insurance regulations, we cannot allow German Sheppards, Dobermans, Rotweilers, and Pit Bulls. Also we do not allow large aquariums. And yes I know "he's only an outside dog".

6. What is meant by long-term tenant?
- We consider a long-term tenant to be occupying the home for 24 months or more. Our tenants that stay a long time usually end up paying less then the current rate we could rent to a new tenant. On the other hand, we can save by not having to prepare for a new tenant. Sometimes we do have homes available for 1-2 years, but never less.

7. Do you offer leases?
- We have learned that leases are not a good thing for either owners or tenants. They seem only to be good for lawyers. We rent on a month to month basis, but as stated above, we only want long term tenants

8. Is my deposit refundable when I move out?
- Per the laws of the State of California deposits are 100% refundable. However, owners are allowed to deduct for unpaid rent, cleaning, carpet cleaning, grounds maintenance and damages caused by tenants occupancy. These deductions must be verified with a receipt.
